Construction for these condos for sale in Belize is expected to complete by the end of November 2022. At this time, were about to complete third phase of construction with window and door installation. Since the windows and doors were delayed, some fourth phase items have also been completed, such as tiling and priming of walls for each unit.

Payment Schedule: 

Payments would be made in incremental deposits based on the completion of each construction phase.

Owners Club: 

Condo owners will also become a part of the Owners Club, which gives owner’s the benefit of access to other resorts in The Belize Collection at a 20% discount on the best available rate along with a 10% discount on food, drinks, and tours.

Property/Rental Management:

Rental of the condominium units are available through our management company The Belize Collection.  The onsite management is provided by Jaguar Reef.  It is not possible to rent the units independently from our operation as we want to maintain consistency of our product offering in terms of product quality, packages offered, and pricing.  Owners have the right to enter their units into the rental program or use the units for themselves, their friends, and family.  There are no restrictions as to how many days an owner can use their unit and they can participate in the rental pool as much as they wish.  Entering and leaving the rental pool is as easy as blocking off room nights with our reservations office.  One stipulation is that any unblocked room nights that are booked need to be honored by the owners.  We cannot kick booked guests or cancel existing reservations for the owner’s use.

Rental Split:

The management agreement has a split of room net room revenue 50% to the owner and 50% to the resort.  The net revenue is net of third-party commissions.

Expected Income:

We have four existing condos for sale in Belize already on site, they are somewhat smaller at around 1,050 square feet.  Those units have been providing the owners with around US$18,000 to US$20,000 a year in net cash flow after all expenses. These units sold in and around US$300,000, so the ROI on the properties has run a little over 6%. This includes typically about a month for the owners using the unit.  Often our owners use the property off-peak times so the impact on rental income is not really that significant.  If for instance, an owner came during Christmas and the month of March, two prime periods, they would adversely affect revenues. We believe the yearly income of the new units will be around US$20,000 for the smaller units and US$24,000 for the larger units.


Financing is available up to 50% of the purchase price of the condo, at 6% annual interest on a 15 year amortization and a 5 year term. Balloon payment at the end of the 5 year term.

HOA Fees: 

US$200 (1150 sf. unit) monthly and US$250 (1450 sf. unit) monthly HOA fee to cover common area costs around the condominium buildings such as exterior grounds/gardens, exterior maintenance like pathways on the condominium property, the condominium roof, and exterior painting of the buildings.
