We offer construction of customized homes for buyers who are interested, or owners may opt to have their homes built by another builder. There are no set home plans for this location, buyers have the flexibility to build a home to their specification.

At this time, the general cost of building a home is ~$150 sq. ft., but the overall cost of the home will also depend on the type of finishes the buyer is looking for. Pools can vary in cost depending on the size of the pool, pool features/lighting, amount of tile finish, size and finish of deck and whether or not you want a heat pump for your pool.  An unheated regular size pool and deck would cost around US$30,000.

Property/Rental Management & Rental Split: 

Owners can rent through our resort website and management services or they could rent independently using websites like VRBO, Flipkey and AirBnB.

We would do a 70/30 split with the home owner if we manage the property and sell it on our website. An occupancy of around 40% is expected, but expected occupancy could vary significantly depending on the house quality and amenities. The average nightly rate will also vary depending on the size and quality of a home as well as amenities such as a swimming pool.

Expected Income:

As an example, with a 1500 sq. ft. two bedroom home you can expect a US$250 per night rate. With this nightly rate, the gross owner proceeds are likely US$24,000 less costs like utilities, insurance and some maintenance.  A net return of ~US$15,000 a year.


Financing is available for the lots at 6% interest for 5 year and 15 year amortization, with a deposit of US$10,000. Balloon payment due after 5 years.

HOA Fees:

There is a monthly HOA fee of US$75.00 a month per lot which goes towards the maintenance of the pool, clubhouse and security.
